Why Bueatiful Chandler House Doesnt Sell

One of my Realtor Buddies (Chris Tiller of Russ Lyon Sotheby’s) has this listing on Rosemary. Chris and I decided to hold the house open. This is a very nice home in a very nice subdivision in the highly sought-after Ocotillo area of Chandler AZ. It is in a lake subdivision called Windward. It’s a smaller development, gated with less than 50 homes. This house has been on the market for almost 6 months at 839k. The home is highly upgraded and is a good floor plan. After a few days with the house, enclosed here are my recommendations to sell this house fast and some comments made by the public:
. The listing says it has a 3-car garage. Technically there is a 1 car door garage and a 2-car door garage. The thing is, inside the 2-car garage is a 4-car garage. A garage stall is 10 x 20 feet. A 2-car garage is 20 x 20 feet. This 4-car garage is actually 20 x 40 feet. Therefore, total: 5 car garage. I would change the listing to reflect the enormous garage space.
. Sun screens on the 2 windows overlooking the lake. I would remove these screens for maximum view of the water. The main selling feature of the house is that it backs to the lake. I would show it off. The family room screens not only block the view of the lake, it makes the family room cavy and dark. There are no lights in the family room. The only way to brighten it up, is to remove the screens.
. The kitchen has very nice stainless-steel appliances except the sink. The sink is white with chrome fixtures. The sink is rusting on the corners. I would change out the sink for a stainless sink and put a high-end brushed nickel faucet both to match the appliances. At this price point, the Buyer shouldn’t lift a finger to fix anything in the house.
. There are numerous broken or missing switch plates throughout the house. It makes the house look cheap. These are inexpensive and a fast fix.
One of the neighbors, Saundra and her 2 daughters held a lemonade stand during our open. That was nice, Saundra did a great job of selling the subdivision. I even included a video of the house and Saundra telling us about Windward.
. Some said the kitchen granite does not match the floor tile nor the back splash. On further scrutiny, I might agree. The granite is black and taupe in color. The floor tile and back splash are earth-tone beige.
. One said the family room windows should go all the way to the floor to maximize the lake view.
. One said the island should curve out to maximize seating.
. Others just loved the place as is.
. I found a contingent Buyer, they are discussing whether or not to write an offer. This is my #1 priority today.
