Buying a new home can be a complicating experience for first time home buyers. As a buyers agent, I am here to help you make the best decision for you and your family.
It is a big misconception that a home buyer is to pay for their realtor, but this far from the truth. Commission for the buyers agent is typically paid for by the seller. A buyer does not have any obligation to purchase with a buyers agent, but has better representation when they do have an agent. If you are a new home buyer, or know anyone who is in the market for a new home, do not let them go unrepresented! They have nothing to lose by working with an agent.
2. DOWN PAYMENT!!
Hearing the words DOWN PAYMENT can be scary and misleading to first time home buyers with limited funds. The truth is, first time home buyers can get into a home for as little as 3.5% of the homes purchase price. There are also some lending companies that will offer first time home buyers down payment assistance when purchasing a home (please contact me for more information).

Homes with HOA's are not always as bad as people make them out to be. There are many benefits to having an HOA if you are ok with following rules. HOA's have an additional monthly/quarterly fees, and can be beneficial to your neighborhood. Always have your agent go over the CC&R's before making an offer on a home.
Currently we are in a sellers market, which means that it may be harder for you to find a home that is not already sold, or under contract with another buyer. The real estate world can be competitive and is nothing like you see on TV. Everyone is looking for a steal on a home, which means you must have your agent do research on the area you plan on purchasing in. Making an offer below asking, isn't ideal. It may cause you to lose out on that home due to someone else making a full price, or more offer.
