The Little Things Count Big When Selling Your Home

So much attention is given to things like paint, landscaping, appliances, carpet, staging, etc. in preparing a house for sale. What many people don't consider are the small things that don't seem important in our daily living. For example, how many times have you touched a light switch in your home and noticed if it needs cleaning?  What about that front door that YOU never use? Does it need paint or cleaning? And what about those door knobs/handles that the kids have their sticky hands on every day?

Here is a little exercise I advise my sellers do:

1. Park your car on the curb in front of your house like a potential buyer would do. What do you see? Is the front landscaping appealing? Is the entryway inviting? Is the path to the front door swept and clean?

2. Walk to the front door like a buyer would and grab the door knob or handle. Is there anything about this experience that would turn a buyer off (dirty door handle, peeling finish on the door hardware, does the door open easily and quietly?

3. Enter the house. Is it open and inviting? Is there anything blocking your view?

4. Turn the light/fan switches on. What do you see and feel on the switches. Are they clean?

5. Look at your air filter and registers. A dirty air filter tells people you are not likely performing other regular maintenance.

Are you getting the idea here? First impressions are often lasting impressions. Walk through and around your house as if you are a buyer. Open cabinet doors (sticky or noisy?), Open closets and touch all the switches, look at the mirrors, look at the ceilings (cobwebs, stains) and make notes about everything that needs attention. Do the same around the outside of your house.

What difference does all this make? It may cost you thousands of dollars if you don't and you may lose potential buyers.
